.app is run by Google and is unusual in one important way: the whole extension sits on the HSTS preload list, so browsers refuse to load a .app over plain HTTP. Every visitor is on an encrypted connection whether or not you remember to configure it.

For a mobile app landing page, a web app or a developer tool, that is a real security property and a genuinely useful signal to users.
